Everyone in town mails the same list.

10 seats a county

A national file reaches everyone who pays, so the same owners get the same letters. So we cap ourselves: at most 10 LeadCounty members per county, and when it is full the badge says Full.See seats in my county

Rewind a year. Hide the answers. Score every home with only the old records. Count who really sold. In the median of 77 tested counties, the top-scored tenth sold 2.4 times as often as average. Every county's result is on the page. Every score tells you why.

2.8×top 10% vs county average
10.6%of the top 10% sold within 12 months

Sold within 12 months, by score group (%)

We scored every property using only the records from before the test year, then checked who actually sold in the next 12 months. Top 10% sold 2.8× as often as the county average (3.8%).
How to read the score
  • A score is a probability. Most 10s do not sell within a year, but they sell several times more often than the rest.
  • “Sold” means a deed with a real price in the next 12 months. It does not mean sold to you.
  • We publish every county with enough sales for a fair test.

Same records, six ways to win

What each kind of investor gets.

Seven scores sit on every property, one for each way of investing, so you sort the county by your own goal. Try it free for 7 days; cancel before day 7 and you pay nothing. Good to know: we do not sell phone numbers (connect your own skip-trace account in the app, or import a file), and we have no MLS or expired-listing data.

Wholesalers

Reach the motivated seller first.

Stack tax delinquent, absentee and inherited, sort by the seller-motivation score, and see the owner's other properties before you call. Sell the contract to a cash buyer found in the same deed records. At most 10 investors per county, so the list is not everyone's list.

Flippers

Spot the house under its fixed-up value.

Flip-potential scores, nearby sales from the county's own deeds, a deal analyzer pre-filled with the county's numbers, and driving for dollars on your phone. Open the original deed at the county before you offer.

Landlords

Buy rentals, or buy from tired landlords.

Landlord-fit and tired-landlord scores, every house an owner holds, tax owed on each, evictions and code cases where the court publishes them. Watch the ones you like and hear about the change the day the county records it.

LeadCounty for landlords →
Agents

Farm the owners most likely to list.

A likely-to-sell score from 1 to 10 for every owner in your ZIP codes, tested on real sales and published, with the reasons in plain words. A Monday e-mail of new matches, "what is your home worth?" letters, and an Explain this lead page for every call.

LeadCounty for agents →
Land and mail-first buyers

Letters need an address, not a phone number.

The owner's mailing address comes from the county tax roll, so a letter always has somewhere to go, with no per-record skip-trace bill. Stack absentee, out-of-state, long-held and tax delinquent owners, then mail the top. Check your county's page for the lists it carries.

LeadCounty for land buyers →
Tax-lien buyers

Pick safe liens, not just big ones.

A safe tax-lien score for a small debt on a valuable, lived-in house, years behind and amount owed on every property, and the original record one click away at the county. Built on the same weekly county tax files.

Is the AI score just marketing?

Every lead tool says AI now, which is why we publish the test. For each county we train a model on that county's own past sales, turn the clock back a year, score every property using only the older records, and count who really sold. The result is on the proof page for every county. Check your county before you pay.

LeadCounty is new. Why should I trust it?

You do not have to take our word for it. We publish a test instead: the score's result on real sales in every tested county. Founding members get a locked price and a person who answers. Start with the free sample and the 7-day trial, and judge the leads yourself.

Do you include phone numbers?

No. We sell public property records: the owner of record and the mailing address from the county's own tax roll, which is where the tax bill goes. If you want phone numbers, connect your own skip-trace account (for example Tracerfy) in Account and run it from the app, paying that company directly, or export a file for any provider and import the result. LeadCounty adds nothing to that price.

How is this different from PropStream, BatchLeads or DealMachine?

Those tools resell national data to anyone who pays. LeadCounty collects each county's own records every week, adds city and court records most tools never carry, shows the reason behind every lead, tests its score on real sales and publishes the result for every county, and caps each county at 10 investors.

Why only 10 investors per county?

So the list isn't mailed by everyone. It can sound like a trick, so check it: open any county page. The badge says Seats open, Only a few seats left, or Full, and it is the same counter that decides who can join. When a county is Full you join a waitlist and get the seat when one opens.

How do I cancel?

In your account, in two clicks. No phone call, no contract. After you leave, we keep your leads, notes and exports for 90 days, and you can download them any time.

Where does the data come from?

Straight from each county's public records: the auditor (owners, values, buildings, sales), the treasurer (tax bills, payments, delinquency), the recorder, and court and city records where they are published. We collect them every week. We never buy or resell national data feeds.

How fresh is it?

Every county is refreshed every week from the county offices. So the data is live and current, and new changes (a new delinquency, an inheritance deed, a sale) land in the app and in your Monday e-mail.

Which counties do you cover?

All the counties listed on this page, each one live and refreshed every week. Tell us your county and we'll tell you if and when we can add it.

How much data do you have?

Millions of properties with their own full file each, tens of millions of owners profiled across counties, and a long list of standard columns on every property (the exact counts are on this page and update by themselves), from official records of hundreds of county, court and city offices. All of it is live and refreshed weekly, and all of it is in every plan.

Can I export my research?

Yes. Export one row per property to Excel or CSV, or in the layout your skip-trace service, mail house or CRM expects (BatchData, REISift, Click2Mail, Lob, Follow Up Boss, REsimpli, GoHighLevel and more). Each plan has a monthly export allowance, and you can choose to export only properties you have not exported before.

Is there a contract?

No. Plans are monthly and you can cancel any time in your account. You can try first for 7 days. The free Explore trial needs no card and shows everything except owner names and mailing addresses; the Full-access trial uses a card and costs nothing if you cancel before day 7.

A lift of several times is still a small chance, right?

Right. A score is a probability. Most properties scored 10 do not sell within a year; they sell several times more often than the county average. That means better odds per letter or call, not a sure sale, and we say it in plain words on every page.

Can the model fool itself (overfit)?

That is the reason for the test. The model is judged on a year of sales it never saw while learning, and every score also passes plain rules: a 9 or 10 needs a real event on record, such as tax past due, a death-related deed or a foreclosure filing. Some counties score weaker than others and we show that too.

PropStream has more properties and costs about the same. Why LeadCounty?

If you work many states, a national tool fits better and we say so. LeadCounty is county-deep: official records only, a score we test and publish for each county, the history of every owner, free links to the original deed or loan at the county, no metered extras, and at most 10 investors per county so the same owners are not mailed by everyone.

Propwire is free. Why pay?

Use a free site to look up a house. LeadCounty is for the scored, stacked, per-county leads and the weekly changes: reasons on every score, a test you can check, and a Monday e-mail of what is new. Start with the free 20-lead sample and the free calculators, then compare.

I'm new. Where should I start?

Pick one county and one stack of lists (for example behind on tax + owner lives elsewhere + owned 15+ years), mail or call the top owners by score every week, and track who answers. A small, focused list worked consistently beats a big list worked once.

Can I use the data for tenant screening or credit decisions?

No. LeadCounty is property research software, not a consumer report. See the Terms.
