Arizona rules

How unpaid tax and foreclosure work in Arizona

Each county sells tax lien certificates at an online auction every February; bidders bid the interest rate down from 16%. The owner can redeem for 3 years; after that the certificate holder can go to court to foreclose and take the deed.

Mortgage foreclosures: non-judicial. Most homes are financed with a deed of trust and sold at a trustee's sale; the notice of sale is recorded at least 90 days before the sale.
