Three features for each way of working.

Find owners who may sell

Start with what changed, pick a list, stack two or three of them.

01 · New this week

See the change the week it happens, strongest first.

Every Monday the new county files are compared with last week's: death-related deeds, new delinquencies, foreclosure filings, evictions and code cases first, ordinary sales and family transfers apart. Pick 7, 30 or 90 days; the same changes arrive in your Monday e-mail.

590 new seller signals in Franklin County, OH in the last 7 days, led by 451 likely-to-sell score rises, 117 city code violations and 22 evictions filed.

03 · Foreclosure, liens and court data

The hard events that make owners sell, straight from the courts and recorders.

Not a guess from a model: the sheriff sale, the foreclosure filing, the tax lien, the probate case, the eviction, the city code violation, the bankruptcy flag. Where a county, court or recorder publishes it, it is on the property and on a ready list, with the date and the case. New ones land in New this week and in your Monday e-mail, so you can reach the owner before the other investors do. Loans and liens come from the recorder's index, and the original document is one click away.

A score from 1 to 10, the reasons in plain words, and a brief for each call.

07 · Likely-to-sell score

A score with receipts: 1 to 10, the reasons written out, the test public.

A machine-learning model trained on each county's own sales ranks every owner by how likely they are to sell within 12 months; 10 is the top tenth. We test it on sales that really happened and publish the result for every county. The reasons are written out.

In the backtest (scored 12 months back), 10.6% of Franklin County, OH owners scored 10 sold within 12 months: 2.8× the county average of 3.8%.

08 · Scores for how you invest

Seven scores, one for each way of investing, each with its reasons.

Besides the likely-to-sell score for agents, every property gets six more scores from 1 to 10: seller motivation, wholesale deal, flip potential, landlord fit, tired landlord, and safe tax lien or tax-sale bargain where liens are sold. Likely-to-sell is the trained model; these six are points added up from facts you can check, and we say which is which. Each score shows its reasons in plain words, and a 9 or 10 needs a real event, not just a status. Wholesalers sort by motivation, flippers by flip potential, landlords by fit, tax-lien buyers by the safe-lien score. Same records, your view.

Tap Explain this lead on any property or lead card. You read a one-page summary on screen for free, and every paid plan includes 5 designed PDF reports a month (more cost $2 each, less in packs): the reasons behind the score in plain words, the tax and deed facts, nearby sales, a suggested offer range with the math shown, and what to say on a call or in a letter. It is built only from county records and our own rules. No AI model writes it, and the offer is clearly marked as an estimate for you to check.

What LeadCounty does

  1. Builds and stacks the seller lists
  2. Scores owners and shows the reasons
  3. Shows every property the owner holds
  4. Sends letters and tracks the mail
  5. Keeps follow-up tasks and your board
  6. Finds repeat cash buyers in the deed records

What you bring

  1. Skip tracing, if you want phone numbers (any provider; export one row per property, import the result)
  2. Calls and texts, and your own Do Not Call scrub
  3. The offer, the contract and the title company

Before you call or text any number you load, scrub it against the Do Not Call lists and follow your state's rules. We do not give legal advice.

How to read the score
  • A score is a probability. Most 10s do not sell within a year, but they sell several times more often than the rest.
  • “Sold” means a deed with a real price in the next 12 months. It does not mean sold to you.
  • We publish every county with enough sales for a fair test.

Questions

Questions about the features.

Where do the numbers on this page come from?

From the live app for Franklin County, read once per data week from the county's newest file, so they match what a subscriber sees there that week. Every county is refreshed weekly.

Are the screenshots real?

Yes. Every picture is the live app on Franklin County, taken weekly at desktop and phone size, with owner names, mailing addresses and street numbers blurred. Nothing is mocked up.

Is every feature in every plan?

Yes. Plans differ only in counties, seats and export rows; every feature on this page is in every plan.

Can I try these features on my own county?

Yes, for 7 days on any county with a seat. The Explore trial needs no card and hides owner names and house numbers; the Full-access trial uses a card.

Does LeadCounty include phone numbers or skip tracing?

We do not sell contacts. You get the owner of record and the mailing address from the county tax roll. For phone numbers, connect your own skip-trace account and run it from the app (you pay that company directly), or export a file in the layout BatchData, REISift or most providers expect and import the results back on the Record ID.

How much data is there?

35.6 million properties in 99 counties, 29.7 million owners profiled across counties, 195 columns on every property, 37 seller lists, and official records from 585 county, court and city offices, all live and refreshed weekly.

What does "Open at the county" do?

It opens the official county recorder, clerk or court page for a deed, mortgage or case in the timeline, so you can check the original document. It is free in every paid plan.

Is there AI in LeadCounty?

Yes, in one place, and we say exactly where. The likely-to-sell score and the distressed-sale score come from machine-learning models trained for each county on that county's own sales, then tested on real sales and published on the proof page. The wholesale, flip, landlord, tired-landlord and tax scores add up points from facts you can check, and the reasons and the Explain this lead report follow written rules. There is no chat assistant.

Is the score tested, or just a claim?

It is tested. We turn the clock back a year, score every property using only the records that existed then, and count who really sold. The result is published for every county with enough sales for a fair test, in full, so you can check your county before you pay.

A 3 times lift is still a small chance, right?

Right. The score gives better odds per letter or call, not a sure sale. Most properties scored 10 do not sell within a year; they sell several times more often than the county average.

Can I send LeadCounty lists to my CRM?

Yes: Excel, CSV, a mailing list, a skip-trace file, or import files for REISift, REsimpli, GoHighLevel, Podio, Follow Up Boss and Investorfuse.

Does LeadCounty work on a phone?

Yes, in the phone's browser with no app to install, including search, property files, My leads and driving for dollars.

How often is the data refreshed?

Every county is collected every week from the county offices; so the data is live and current, and new changes land in New this week and the Monday e-mail.
