One by one

How each one differs from LeadCounty.

PropStream alternative

PropStream sells one national database (160 million+ properties from county records, MLS feeds and USPS) to every subscriber, with no limit on how many investors pull the same county. Its plans start at $99 a month for Essentials ($81 billed yearly), then $199 and $699; skip tracing, mail and extra seats are billed on top. We found no per-county refresh schedule on its plan pages.

Still a good pick if: You market in many counties or states at once and want skip tracing, mail and calls in one tool.

BatchLeads alternative

BatchLeads, which PropStream announced it was acquiring in July 2025, sells a national database to every subscriber with no per-county limit. Growth costs $119 a month for 10,000 leads, 20,000 exports and 3 users; Professional is $349 and Scale $749, with 4¢ for each extra lead or export. We found no per-county refresh schedule on its plan pages.

Still a good pick if: You run a calling team across many markets and want lists, skip tracing and dialing in one subscription.

LeadCounty vs BatchLeads in detail

DealMachine alternative

DealMachine sells a national property and people database (150 million properties, 240 million people) on a per-seat, credit-based plan: Basic $99 per seat, Pro $149 per seat and Scale $599 for 10 seats, with mail and dialer minutes extra. Its Smart Lists refresh daily by its own description; there is no per-county limit on subscribers.

Still a good pick if: You drive for dollars a lot and want owner phone numbers, mail and AI help in one phone app.

LeadCounty vs DealMachine in detail

PropertyRadar alternative

PropertyRadar builds on county assessor and recorder data for all 50 states, with its auction and trustee tracking deepest in California, Arizona, Nevada, Oregon and Washington. Solo is $119 a month ($99 yearly) for one user and 10,000 exports; Team $249 and Business $599. Every subscriber can pull the same county; there is no per-county limit.

Still a good pick if: You want to watch many properties or areas for changes, especially foreclosures in the western states.

LeadCounty vs PropertyRadar in detail

Propwire alternative

Propwire offers a free plan over national public records (157 million properties, 10,000 downloads a month) and a Gold plan at $119 a month with unlimited exports and included skip traces, as reported in a 2026 review. Because the free plan is open to anyone, there is no limit on how many people download the same county. We found no per-county refresh schedule.

Still a good pick if: You are starting out with no budget and want to learn on free nationwide lists.

LeadCounty vs Propwire in detail

REsimpli alternative

REsimpli is an all-in-one CRM for investors: list stacking, free skip tracing, a triple-line dialer, SMS, direct mail and an AI call assistant, starting at $249 a month billed annually, with a 14-day free trial. It is built around running your sales process, not around the freshness of county records.

Still a good pick if: You want one system to run the whole business: leads, calls, texts, mail, follow-up and deals.

LeadCounty vs REsimpli in detail

BatchData alternative

BatchData sells national property data, skip tracing and cash-buyer lists by volume, with API access, from $1,000 a month for 100,000 records, as shown on its pricing page. It targets companies and developers rather than a single investor working a county.

Still a good pick if: You build software or run a large operation and need a data feed and skip tracing by the hundred thousand records.

LeadCounty vs BatchData in detail

ListSource alternative

ListSource sells static property lists for mail marketing, priced per record, across a national file of 134 million addresses. Its own site would not open for our checks, so its price and refresh details come from user reports and rival write-ups and are marked as not stated here.

Still a good pick if: You need one large mailing list across many counties once, and you do not need to keep working it.

True for every comparison

What LeadCounty does differently.

Straight from the county, every week

We collect each county's own appraiser, treasurer, recorder, court and city records every week instead of buying a national file.

At most 10 investors per county

Seats are capped per county, so your lists are not worked by hundreds of other investors.

A score tested on real sales, county by county

Every likely-to-sell score is tested on last year's real sales and the result for each county is published on our proof page.

Reasons, not just a number

Every score shows its top 3 reasons in plain words, and every list is a rule you can check.

Owners, not just properties

29.7 million owners profiled across counties, with every property they hold, the people behind LLCs where the state files are free to read, and the cash buyers from the deed records.

The whole workflow in one plan

Explain this lead, advanced automatic lead rules, the original deed one click away, letters with reply tracking and exports for your skip-trace, mail and CRM tools. Nothing is metered.

What LeadCounty does not do: We cover 99 counties, not the whole country (you can request a county). No built-in skip-tracing service, dialer or direct-mail sending: export ready-made files for the tools you already use and import the results back.

How to read the score
  • A score is a probability. Most 10s do not sell within a year, but they sell several times more often than the rest.
  • “Sold” means a deed with a real price in the next 12 months. It does not mean sold to you.
  • We publish every county with enough sales for a fair test.

Questions

Choosing between lead tools.

What is the best PropStream alternative for county-level seller leads?

If you work a few counties, a county-direct tool gives you fresher records and fewer competitors on the same list. LeadCounty collects each county's own records every week, scores every property with reasons, and caps each county at 10 investors. If you need every county in the country plus skip tracing and mail, a national tool such as PropStream fits better.

Why does LeadCounty limit each county to 10 investors?

So the list stays worth working. When hundreds of investors mail the same owners, response rates fall for everyone. Each county has 10 seats; when they are taken, you can join the waitlist and get a 48-hour link when one opens.

Is LeadCounty's data fresher than national lead tools?

LeadCounty collects every county's files every week, so the data is live and current. National tools do not state a per-county refresh schedule on the pages we checked, so we cannot say how they compare county by county.

Does LeadCounty include skip tracing, a dialer or direct mail?

No. LeadCounty sells public property records and the tools to work them: lists, scores, map, comps, calculators, My leads, letters and exports. Phones come from the skip-trace service you choose, using a ready export template.

How does LeadCounty's price compare?

Starter is $99 a month for 1 county, Pro $199 for 2 and Team $399 for 5, with extra counties at $79 and nothing metered. PropStream starts at $99, BatchLeads at $119, DealMachine at $99 per seat, PropertyRadar at $119, and Propwire has a free plan with Gold at $119 (prices checked monthly).

Do other lead tools publish a test of their AI score?

On the pages we checked we found no published test of a score, county by county, for PropStream, BatchLeads, DealMachine, PropertyRadar, Propwire, REsimpli or BatchData. We say "we found none", not "they have none": if you know of one, write to us and we will add it. LeadCounty publishes the test of its likely-to-sell score for every county with enough sales.

PropStream has more properties. Why choose LeadCounty?

If you work many states, choose a national tool; we say so above. LeadCounty is county-deep: official records only, a score trained on each county's own sales and tested on real ones, the history of every owner, free links to the original county documents, and at most 10 investors per county. Pick by what you need, not by the biggest number.

Is an AI score just marketing?

Often it is, which is why we publish the test: we rewind a year, score every property using only the older records and count who really sold. A score is a probability, and most properties scored 10 do not sell within a year; they sell several times more often than average. Check your county on the proof page before you pay.

Can I use LeadCounty with another lead tool?

Yes. Export a stacked, scored LeadCounty list as a skip-trace file, CSV or Excel, or as an import file for REISift, REsimpli, GoHighLevel, Podio, Follow Up Boss or Investorfuse; or upload any list you already have to LeadCounty to match it to county records.

LeadCounty refreshes every county every week from the county offices, so the data is live and current.
