Where the list comes from
PropStream assembles a national file from county records, MLS feeds and USPS data. LeadCounty reads each county's own files every week, so the data is live and current. If you work one or two counties, that means a tax balance or a deed is never older than the county's last weekly file when you mail the owner.

How many investors mail the same owner
Any PropStream subscriber can build the same tax-delinquent list in your county. LeadCounty caps every county at 10 investors and shows how many seats are left, so a stack you build in Franklin or Cuyahoga is not the list hundreds of other investors are mailing the same week.

What you pay for
PropStream's $99 plan is the entry ticket; skip tracing, mail pieces, the Connect bundle and extra seats are added per use. LeadCounty charges per county and meters nothing inside your export rows, but it has no skip tracing, mail sending or dialer: you export to the services you already use.

Is LeadCounty cheaper than PropStream?
It depends on what you use. PropStream starts at $99 a month for Essentials and adds fees for skip tracing, mail and extra seats. LeadCounty is $99 a month for 1 county on Starter, or $199 a month for 2 counties on Pro with 2 seats and 80,000 export rows, and nothing inside the plan is metered. For one county and no skip tracing, the Starter plan at $99 is the closest match, and the Founding price of $70 is lower while founding seats last.
Does LeadCounty have skip tracing like PropStream?
No. LeadCounty sells public property records: the owner of record and the mailing address from the county's tax roll. To get phone numbers, export your list as a skip-trace file (names and addresses in the upload layout trace services take) and run it through the service you trust.
How fresh is LeadCounty compared with PropStream?
LeadCounty collects every county's files every week, so the data is live and current. PropStream does not state a per-county refresh schedule on the plan pages we checked, so we cannot compare freshness county by county.
