How can we help?

Answers about seller lists, scores, county data, plans and your account.

Getting started

Your first week with LeadCounty
Pick one county and one stack (for example tax delinquent + absentee + owned 15+ years). Open the top owners, read the reasons next to each one, add the best to your board and contact them. Read List stacking explained.
Free trials
The Explore trial needs no card: every feature, with owner names, mailing addresses and exports hidden. The Full-access trial uses a card and opens every feature, owner names and mailing addresses included, for 7 days. One free trial per person. See pricing.

Seller lists and scores

Seller lists and the stack score
Each list is a simple, explainable rule on the county records (for example "tax delinquent" or "inheritance deed in the last 12 months"). Every ticked list adds its weight (×1, ×2 or ×3) to a property's score, and the matched lists are shown next to it. Higher score = more reasons to sell.
Likely to sell (score 1-10)
A model trained on each county's own sales history ranks owners by how likely they are to sell in the next 12 months; 10 is the top 10% of the county. We test it every refresh against real sales and publish the result, and every property shows the top reasons behind its score.
Likely vacant and foreclosure risk
"Likely vacant" learns from buildings inspectors confirmed empty; "foreclosure risk" learns from real sheriff and tax-foreclosure sales. They point you to properties worth a closer look; they are not facts about a property.

Data and records

Court and city records
Where courts and cities publish them, we add eviction filings, foreclosure and sheriff-sale cases, probate filings and code-enforcement cases, matched by parcel or address. We keep the property and the owner, never tenants' or defendants' names.
Absentee owners (they live somewhere else) and out-of-state owners
Absentee means the owner's mailing address is a different house or street than the property. Out-of-state means the mailing address is in another state.
Weekly refresh
Every county is refreshed weekly, so you always work with live data. Tax amounts and payments follow each county's own billing cycle.
Neighbourhood figures
Area income, home value and owner-occupied and vacant shares come from the U.S. Census Bureau (American Community Survey, 5-year) for the census tract. They describe the area, not the house.

Account and billing

Plans, seats and exports
Plans are per county and monthly or yearly (30% off). Seats are team members; exports are rows per month. Add seats and exports any time. See pricing.
Cancelling and refunds
You shouldn't have to pay to find out whether LeadCounty fits. So: get 20 free leads with no card; use Explore free for 7 days with no card; or use Full access for 7 days and cancel before day 7 to pay nothing. After a plan starts, we don't refund the period already paid, except for a duplicate or mistaken charge. Cancel in two clicks any time; access runs to the end of what you paid. See the refund policy.

Contacting owners

Contacting owners the right way
Follow the TCPA, the Do-Not-Call registry and CAN-SPAM. Be kind with inherited properties: lead with help, not a lowball offer. Read Contacting property owners the right way.
Wholesaling disclosures (Ohio)
Ohio's rules on telling the seller in writing about an assignment have been changing and are debated. Check the current text with the Ohio regulator and an attorney, and use your own attorney-reviewed form; our template is a starting point only, not legal advice.
