Who we are
LeadCounty ("LeadCounty", "we", "us") provides property research software as a service at leadcounty.com. Payments are processed by our online reseller, Creem (creem.io), which is the Merchant of Record for all orders and handles billing, sales tax and receipts. By creating an account or using the service you agree to these Terms.
What you get
A personal, non-exclusive, non-transferable licence to use the LeadCounty web app and the property data in it for the counties and features in your plan, while your plan is active: search, seller lists, scores, maps, property files, exports within your monthly allowance, and lead-management tools.
Where the data comes from
The data is compiled from public records published by government offices (county auditors, treasurers, recorders, courts, sheriffs, cities, state and federal agencies). The selection, cleaning, matching, scores, lists and the way the database is arranged are LeadCounty's own work and are protected as our database and trade secrets.
Permitted use
You may use the service and your exports to research real estate and to contact property owners about buying, selling or managing real estate, following all laws, including the TCPA, the National Do-Not-Call Registry rules, CAN-SPAM, state telemarketing and wholesaling laws, and fair-housing laws.
No scraping, no bots, no resale
You may not: (a) use robots, scrapers, crawlers, scripts, browser automation or any automated means to access, copy or download the service or its data; (b) call our API outside the LeadCounty web app; (c) get around page, search, export or usage limits, or create several accounts to do so; (d) resell, license, publish, share or give away the data or exports, or use them to build a competing database or service; (e) share your login or let people outside your plan's seats use it; (f) reverse-engineer, test the security of, or interfere with the service. We monitor usage. Breaking this section ends your access immediately without refund, and we may claim damages.
Not a consumer report
LeadCounty is not a consumer reporting agency and the data is not a consumer report. You may not use any data for credit, insurance, employment, tenant screening, housing eligibility or any purpose covered by the Fair Credit Reporting Act.
Accuracy
Public records can contain errors, gaps and delays, and scores are estimates. The data is provided for research. Check important facts with the county before you rely on them.
Accounts and security
Keep your password safe. One login may be used on up to three devices; signing in on a fourth signs out the oldest. You are responsible for activity on your account.
Plans, trials and cancellation
You can start with a 7-day free trial (Explore needs no card; Full access uses a card). Plans renew monthly until cancelled. Export rows and seats are limited per plan. You can cancel any time in your account; access continues to the end of the paid period. After cancellation your notes and leads stay readable for 90 days, then are deleted.
Our rights
LeadCounty owns the service, the software, the database, the scores, the design and the LeadCounty name and logo. All rights not expressly given to you are reserved. Exports carry record identifiers so we can trace copies of the data.
Crowd Meter, daily lists and Ask your county
On Pro, Team and larger plans, LeadCounty shows how crowded a lead is: it counts how many OTHER paying members of a county exported a property or added it to My leads in the last 30 days, and shows only a range ("Quiet", "Worked by 1-2", "Worked by 3+"). We never show who, and your own work is left out of the count. The count is refreshed nightly and is hidden in a county with fewer than 3 members. Because of this, the exports and lead changes of every paying member are counted (not named) in that range, even for members whose plan does not show the meter. The optional daily "Hot 10" list is built from your own leads and the county files, is sent by e-mail only if you turn it on, and you can turn it off at any time. "Ask your county" (paid plans) turns the words you type into search filters: our own word reader answers first, and when it cannot, your question text (and nothing else: no property, owner or account data) is sent to an AI service to be turned into filters. Before it is sent we remove e-mail addresses, phone numbers, street addresses, owner names and parcel numbers; the AI provider may use the question text to improve its models. Your questions are kept in your history, which you can clear at any time.
Changes and availability
We improve the service often and may change features. We aim for high availability but do not promise uninterrupted service. If we change these Terms in a way that matters, we will tell you by e-mail before the change applies.
Liability
The service is provided as is. To the extent the law allows, LeadCounty is not liable for indirect or consequential losses, and our total liability is limited to the fees you paid in the last 3 months.
