Which seller signals each county has

Not every county publishes every record. Some have no online foreclosure filings, and few have city code or eviction data. This table shows, for each county we cover, how many properties sit on each main seller signal, so a zero never surprises you after you sign up.

How many counties have each signal

Counties with at least one property on the signal, out of 99 counties.
SignalCountiesWhat it means
Pre-foreclosure86 of 99The county's files show a foreclosure case (lis pendens or a case in court). Where a county files these differs, so a zero can mean the county does not publish them in a form we can use.
Sheriff sale63 of 99The latest transfer was a sheriff, marshal, receiver or foreclosure sale.
Tax delinquent95 of 99Property tax is past due, or the parcel is on the county's certified-delinquent list.
Inherited / estate99 of 99A death-related deed (affidavit, transfer on death, executor, administrator) or an owner name that shows an estate or heirs. Probate court case files are not a separate column here.
Code violation30 of 99The city has an open code-enforcement case. This comes from city data, so only some counties have it.
Vacant building27 of 99The city opened a vacant-building case in the last two years.
Tax lien76 of 99A tax lien certificate was sold on the parcel (only in states that sell liens).
Eviction1 of 99A landlord filed an eviction for the address. This comes from municipal court data, so very few counties have it.
Bankruptcy15 of 99The owner is in bankruptcy, where a county or court source shows it.
Land contract5 of 99The property was sold on a land contract, where the county records it.

Counts only; no owner details. Government, bank and builder owners are left out, as in a default search. Counts move as counties publish new records.

How to use this table

Pick the signal your plan depends on and check that your county has it before you start. If you are a wholesaler who needs pre-foreclosure owners, a county with a dash there is a poor fit, but its tax delinquent and inherited lists may still be strong. Every county page lists its own numbers and the offices they come from.

Questions

What does a dash or a zero mean in this table?

That county has no properties on that signal in the files we hold. Either the county does not publish it in a form we can use, or there really are none. If you need that signal in that county, ask us and we will check it for you.

Why do some counties have no pre-foreclosure count?

Foreclosure filings live in different places. In some states they are court cases, in others they are recorded at the county recorder, and not every office puts them online. We show only what the county publishes.

Is probate included?

Not as its own column. The inherited / estate column counts death-related deeds and estate owner names, which are public in more counties than probate court case lists.

Are these counts the same as the lists in the app?

Yes, they are counts of properties on the same seller lists, with government, bank and builder owners left out, as in a default search.

How we make these guides

Written by the LeadCounty editorial and data team from official county, court and state sources and our own weekly counts. We name the office behind every number, say what we cannot see, and fix mistakes when you tell us. See our editorial standards and methodology. General information, not legal or financial advice.
