How we research and check our guides

Every LeadCounty guide is written by the LeadCounty editorial and data team from official sources and our own weekly counts. This page says how we check facts, how we treat competitors and how to send us a correction.

Where facts come from

  • Property numbers come from our own database, read from official county, court and city records and printed the same week.
  • Legal and tax rules come from the statute or the state agency. If we cannot check a rule at the primary source, we leave it out.
  • Every guide names the office behind its numbers and links the statute where we have opened it.

How we write

  • The answer comes first, in the opening lines, with one real number.
  • We say what we cannot see: a county that publishes no court data has no court list on our pages.
  • We write in plain English and avoid promises about results.

How we treat competitors

  • Competitor facts come only from their own public pages and reputable 2026 reviews, with the source linked. Prices are checked monthly.
  • We say plainly what a competitor does better, and we do not describe features we have not seen.
  • Names are their owners' trademarks and LeadCounty is not affiliated with them.

Accuracy policy

  • When a number on our page differs from the county's own website, the county's website is right and we fix our page. Tell us at hello@leadcounty.com.
  • Counts are totals only. We publish no owner names, addresses or parcel numbers in our reports.
  • We say which records a county does not publish, and we do not fill the gap with a guess. A missing record shows as n/a, never as zero.

Data reports

  • The Distress Index and the state and county reports are built from the same counts that power the county pages. The method is on the methodology page and under every report.
  • Each report has a CSV with the summary numbers, free to use with a link back to the report.

Reviews and testimonials

  • We do not write, buy or invent reviews. We show customer reviews only when real customers wrote them.

Corrections

  • If you find an error, e-mail hello@leadcounty.com with the page and what is wrong. We check it against the source, fix it and note what changed.
  • Guides carry a short "what changed" line instead of a date, and are refreshed every week.
