Our own record · counted from real deeds

What happened to the properties we scored 9 or 10.

The test on the AI score page rewinds the clock. This page does not: we freeze today's scores, wait, and count what really sold. Every number below is a count, with the period it covers.

Measuringa lift needs 30 days and 5 sales in a county

Each month we freeze every county's scores, then count how many of the properties scored 9 or 10 really sold. The first counts are still coming in: a lift is shown only after 30 days and at least 5 sales in a county.

How we count

  1. Freeze. Once a month we save every scored property of the county with its score, exactly as published.
  2. Wait for deeds. Only deeds dated after that day count. A deed the county loaded late but dated earlier never does.
  3. Count. A sale is a one-parcel deed with a real price (in counties that publish almost no prices: an ownership deed that is not an inheritance, gift or foreclosure), the same rule as the test.
  4. Compare. We compare the 9s and 10s with every scored property in the same county and the same period.

Why some rows say "still measuring"

Deeds reach the county records days or weeks after the sale, and only a few sales fall in a short window. So the lift is shown only after 30 days and at least 5 sales among the 9s and 10s. Until then you see the plain counts, nothing more.

The numbers only grow as late deeds are recorded. Held-back counties and any county whose test is still being checked are left out, as on the AI score page.

How to read the score
  • A score is a probability. Most 10s do not sell within a year, but they sell several times more often than the rest.
  • “Sold” means a deed with a real price in the next 12 months. It does not mean sold to you.
  • We publish every county with enough sales for a fair test.
