Motivated seller leads for wholesalers
Wholesalers need sellers who will accept a discount and a number that works for a cash buyer. Start with tax delinquent, inherited and pre-foreclosure owners, stack them, run the maximum offer, and sell the contract. LeadCounty gives the lists from county records, the score with reasons and the free deal calculators.
You mailed the list everyone mails.
The owners most likely to sell, ranked, with the reason on every one.
A machine-learning score trained on your county's own sales. A 9 or 10 needs a real event on record: tax behind, a death-related deed, a foreclosure. The list is capped per county, so it is not worn out. At most 10 investors per county. Seats are shown on each county page.
In the median county we tested, the top-scored 10% sold 2.4 times as often as average. Every county's result is published.
- A score is a probability. Most 10s do not sell within a year, but they sell several times more often than the rest.
- “Sold” means a deed with a real price in the next 12 months. It does not mean sold to you.
- We publish every county with enough sales for a fair test.

Two letters to start with
Behind on property taxes
Dear [first name],
The county records show unpaid property tax on [property address]. If the tax bill has become a burden, you have options, and selling before penalties grow is one of them.
I buy houses as-is and can pay off the back taxes at closing, so you walk away with cash instead of a growing bill.
Inherited property
Dear [first name],
I'm sorry for your loss. I noticed the property at [property address] passed to your family [passed when], and I know that handling a house is one more thing on a long list.
If you are thinking about selling, I can buy it as-is: no repairs, no clean-out, no agent fees, and a closing date that suits you and the other heirs.

Questions
Can I get phone numbers?
LeadCounty does not include them. Export a skip-trace file for the service you use.
Is wholesaling legal everywhere?
Rules differ by state and are changing. Illinois, Oklahoma and Pennsylvania have rules that treat some wholesaling as brokerage, and Ohio's rules on telling the seller about an assignment have been changing and are debated. We do not summarise them: see where to check in your state on our wholesaling rules page, then ask a local attorney. This is not legal advice.
How do I know the score works in my county?
Open the proof page. For each tested county it shows how often the top-scored tenth of properties really sold in the next 12 months against the county average. We turn the clock back a year, score every property using only the older records, and count who sold. Every county's result is published.
Is a high score a sure sale?
No. A score is a probability. Most properties scored 10 do not sell within a year; they sell several times more often than average, so your letters and calls reach better odds.
