For real estate agents

Listing leads for real estate agents

Agents win listings by reaching owners before a house is on the market. Long-time owners with high equity, heirs and landlords who may be ready to sell are the best lists. LeadCounty shows them from county records, refreshed weekly, with a free seller net sheet to compare a cash offer with a listing.

Every agent in town calls the expired listing the same day.

Know who may list next year, and why.

The likely-to-sell score ranks every owner in your farm area. Long ownership, estate deeds and tax pressure are shown as reasons you can talk about. A Monday e-mail of what changed. At most 10 investors per county. Seats are shown on each county page.

In the median county we tested, the top-scored 10% sold 2.4 times as often as average. Every county's result is published.

How to read the score
  • A score is a probability. Most 10s do not sell within a year, but they sell several times more often than the rest.
  • “Sold” means a deed with a real price in the next 12 months. It does not mean sold to you.
  • We publish every county with enough sales for a fair test.

Questions

Is this MLS data?

No. It is county public records: owners, tax, deeds, courts. It shows who might list before an MLS entry exists.

Can I contact owners by phone?

Phone and text rules (TCPA, Do Not Call) apply to you. LeadCounty gives mailing addresses, not phone numbers.

How do I know the score works in my county?

Open the proof page. For each tested county it shows how often the top-scored tenth of properties really sold in the next 12 months against the county average. We turn the clock back a year, score every property using only the older records, and count who sold. Every county's result is published.

Is a high score a sure sale?

No. A score is a probability. Most properties scored 10 do not sell within a year; they sell several times more often than average, so your letters and calls reach better odds.
