Seller leads

Motivated seller leads from official county records

Motivated seller leads are owners with a reason to sell: unpaid property tax, an inherited house, a foreclosure, a vacant or run-down property, a tired landlord. LeadCounty builds 37 seller lists from official records in 99 counties in 27 states, scores every property with reasons, and refreshes weekly.

Stack two or three lists

A single list is long. Owners who sit on two or three lists at once are fewer and likelier to sell. Common stacks: tax delinquent + absentee owner + owned 15 years or more; inheritance deed + out-of-state owner; open code violation + absentee owner. Each county page shows the live count of its best stacks.

Questions

What are motivated seller leads?

Owners who have a reason to sell fast or at a discount, found from signals in public records: unpaid tax, an inherited house, a foreclosure filing, a code violation, an absentee owner.

Where do motivated seller leads come from?

From county auditors and assessors, treasurers, recorders, courts, sheriffs and city code offices. LeadCounty collects those files every week.

Are the leads exclusive?

No lead list is exclusive, but LeadCounty limits each county to 10 investors so the same owners are not mailed by everyone.

Do the leads include phone numbers?

No. LeadCounty sells public property records, not phone numbers or e-mail addresses. Export a file for a skip-tracing service if you want them.
