Off-market land investing: finding owners of vacant parcels

Land investing is mostly a mail business. The county assessor lists each parcel, its size, owner and tax mailing address, and the treasurer shows unpaid tax. You write to owners who do not use the land. Phone numbers are often missing, so mail suits land well. LeadCounty has no land-only list today.

Where the information lives

  • Assessor or auditor: parcel number, acreage, owner and mailing address.
  • Recorder: deed history and how long the owner has held it.
  • Treasurer or tax collector: unpaid tax and tax sale lists.
  • County GIS map: shape, roads and neighbors.

How to build the list

  • Pick vacant parcels in the county.
  • Keep owners who do not live nearby, using the mailing address.
  • Prefer long ownership and unpaid tax: owners who are paying for land they do not use.
  • Send a short honest letter to the tax mailing address.

Check before you buy

Land can have no road access, wetlands, bad zoning or back taxes. Confirm access, zoning and taxes with the county and look at the parcel on the map before you make an offer.

What LeadCounty does and does not do

LeadCounty shows owner, mailing address, tax status and years owned for properties in the counties it covers. It does not have a land-only list or land filters today, so use it as the owner and tax lookup and check the parcel type yourself. We say this plainly rather than claim more.

Questions

How do I find owners of vacant land?

Use the county assessor for parcel and owner data, and write to the tax mailing address.

Do I need phone numbers for land?

No. Mail to the tax mailing address works. Skip tracing adds phone numbers if you want them.

What can go wrong buying land?

No legal access, zoning limits, wetlands and back taxes. Check each before you offer.
