How to use the mortgage payment calculator (PITI)

  1. Loan = price − down payment. Principal and interest come from the standard loan formula for your rate and term.
  2. Add one-twelfth of the yearly property tax and insurance (most lenders collect them in escrow), plus HOA dues.
  3. Under 20% down a conventional loan adds PMI, usually 0.3–1.5% of the loan a year, until you reach 20% equity.

The formula

Monthly payment (PITI) = principal and interest + property tax ÷ 12 + insurance ÷ 12 (+ PMI under 20% down).

Worked example

With purchase price of $300,000, down payment of 20%, interest rate of 6.75%, loan term of 30 years and property tax of $4,200, the monthly payment is $2,057. No PMI: you put down 20% or more.

Common mistakes

  • Quoting principal and interest only and forgetting tax and insurance.
  • Forgetting PMI under 20% down.
  • Using the teaser rate instead of the real quote.

Questions

What does PITI mean?

Principal, interest, taxes and insurance: the full monthly housing payment a lender looks at.

How do I lower the payment?

A bigger down payment (no PMI), a lower rate, a longer term or a cheaper insurance policy. Property tax depends on the county.

Where do I find the property tax?

On the county treasurer's or tax collector's site for that parcel. LeadCounty shows the real tax bill for every property in our counties.
