How to use the closing cost calculator (buyer and seller)
- Buyers usually pay 2–5% of the price: lender fees, title and escrow, recording, inspection, appraisal and prepaid insurance and tax escrow.
- Sellers usually pay 6–10%: agent commissions, their title and escrow share and, in many states, transfer tax.
- Who pays what is negotiable and differs by state; your title company's estimate is the final number.
The formula
Cash to close = down payment + lender fees + title and escrow + recording and transfer taxes + prepaid items.
Worked example
With sale price of $300,000, buyer's down payment of 20%, lender fees of 1%, title and escrow of 1% and recording, inspection, appraisal of $1,200, the buyer's cash to close is $69,100. The buyer brings $69,100; the seller pays about $19,200 (6.4%).
Common mistakes
- Forgetting prepaid tax and insurance escrow.
- Assuming the seller pays the transfer tax; custom differs by state.
- Using the national average instead of your state's recording and transfer fees.

Questions
Do cash buyers pay closing costs?
Yes, but less: no lender fees or appraisal. Title, recording and any transfer tax still apply.
How do investors cut closing costs?
Buy direct from owners (no buyer agent), negotiate the seller paying costs, or use one title company for repeat deals.
How much are closing costs?
They vary by state and loan, often a few percent of the price. The calculator breaks them into lender, title, recording and prepaid items so you can adjust each.
Who pays the transfer tax?
It depends on the state and the contract. In some states the seller pays, in others the buyer or both.
