How to use the property tax calculator
- Counties tax the assessed value: market value × the state's assessment ratio.
- Subtract exemptions such as homestead, senior or veteran exemptions.
- Multiply by the local rate. Rates in mills are per $1,000: 21 mills = 2.1%. The real bill on the treasurer's site is always the final word.
The formula
Yearly tax = assessed value × the tax rate (mills ÷ 1,000), minus exemptions and credits.
Worked example
With market value of $300,000, assessment ratio of 100%, exemptions of $0 and tax rate of 2.1%, the property tax per year is $6,300. High: 2.10% of value a year. Budget for it in rent and holding costs.
Common mistakes
- Applying the tax rate to the market price instead of the assessed value.
- Ignoring a reassessment after a sale.
- Forgetting exemptions the buyer may not get (such as homestead).

Questions
Why is the tax different after I buy?
Many states reassess at sale or drop the seller's homestead exemption, so a buyer's bill can jump.
Who is behind on property tax?
Unpaid tax is one of the strongest seller signals. LeadCounty lists every tax-delinquent property in our counties, refreshed weekly.
What is a mill rate?
A mill is $1 of tax for every $1,000 of assessed value. A rate of 20 mills means 2% of the assessed value.
Does the tax change when a house sells?
In many places the county reassesses after a sale, so the new owner's tax can be higher than the seller's. Check the local rules.
