Motivated seller leads for house flippers
House flippers want houses that are bought below value and fixed up for resale. Vacant, code-violation and inherited houses with high equity are the best starting lists. LeadCounty shows them from county records with a likely-to-sell score and free flip, rehab and 70% rule calculators.
Wholesalers keep sending you deals that don't work on the comps.
Find houses a flipper can buy under their fixed-up value, before the listing.
Flip score from age, hold time, estate sales and nearby turnover, plus the county's own sales as comps. We tell you what we do not know (repair cost, loan balance) so you do the numbers. At most 10 investors per county. Seats are shown on each county page.
In the median county we tested, the top-scored 10% sold 2.4 times as often as average. Every county's result is published.
- A score is a probability. Most 10s do not sell within a year, but they sell several times more often than the rest.
- “Sold” means a deed with a real price in the next 12 months. It does not mean sold to you.
- We publish every county with enough sales for a fair test.

Two letters to start with
Empty house
Dear [first name],
I'm a local buyer and I noticed [property address] may be empty right now. An empty house still costs tax, insurance and upkeep every month.
If you would rather sell it as it is, I can make a cash offer, take care of any clean-out and close on the date you choose.
City repair orders
Dear [first name],
City records show an open code case on [property address]. Repair orders come with deadlines and fines, and fixing everything is not always worth it.
I buy houses as-is, including the repairs the city has asked for, so the case stops being your problem.

Questions
Does LeadCounty show repair costs?
No, but the rehab cost estimator helps you budget before you offer.
What rule should I use to set my offer?
Many flippers start with the 70% rule and then run the full numbers. See the 70% rule calculator.
How do I know the score works in my county?
Open the proof page. For each tested county it shows how often the top-scored tenth of properties really sold in the next 12 months against the county average. We turn the clock back a year, score every property using only the older records, and count who sold. Every county's result is published.
Is a high score a sure sale?
No. A score is a probability. Most properties scored 10 do not sell within a year; they sell several times more often than average, so your letters and calls reach better odds.
