How to use the rehab cost estimator
- Walk the house room by room: most experienced flippers price the kitchen, bathrooms and big systems separately instead of one price per square foot.
- Pick a preset (light, medium, heavy), then change only what this house needs: a roof or HVAC can add $5k–18k each.
- Always add a contingency of 10–15%: old houses hide problems behind walls and floors.
- Use the total in the MAO and fix and flip calculators. If a contractor quotes higher, trust the contractor.
The formula
Rehab budget = the sum of each room and system + the contingency percentage on top.
Worked example
With house size of 1,400 sq ft, kitchen of $18,000, bathrooms to redo of 2, cost per bathroom of $9,000 and flooring of 6 $ / sq ft, the estimated rehab budget is $70,672. About $50 per sq ft: a medium rehab. New investors often come in 20–40% low, so get a contractor to walk the house before you commit.
Common mistakes
- Skipping the contingency; hidden problems behind walls are the norm in old houses.
- Pricing a kitchen from a showroom, not from a local contractor's quote.
- Forgetting permits, dumpster and cleaning.

Questions
How much does a rehab cost per square foot in 2026?
Rough national ranges: cosmetic $15–40, mid-range $40–100, full gut $100–200 per square foot. Big cities cost much more. Price room by room for an offer.
How much contingency should I add?
10% for a light rehab on a newer house, 15% or more for older houses and heavy work.
Why do wholesalers underestimate repairs?
They price from photos and forget the roof, HVAC, permits and the surprises. Buyers then cut the price or walk away.
