Motivated seller leads for landlords and rental buyers
Landlords build a portfolio by buying from owners who want out. Tired landlords, portfolio owners and out-of-state owners often sell rentals below the market's best price. LeadCounty finds them in county records and includes cap rate, cash flow, DSCR and BRRRR calculators.
Good rentals are thin. Tired landlords are not.
Tired landlords and good rentals, found from the records.
Tired-landlord and Landlord scores show out-of-area owners who held 10+ years, with evictions, code cases or late tax. Every reason shown. Tax bill and building facts on one page. At most 10 investors per county. Seats are shown on each county page.
In the median county we tested, the top-scored 10% sold 2.4 times as often as average. Every county's result is published.
- A score is a probability. Most 10s do not sell within a year, but they sell several times more often than the rest.
- “Sold” means a deed with a real price in the next 12 months. It does not mean sold to you.
- We publish every county with enough sales for a fair test.

Two letters to start with
Tired landlord
Dear [first name],
I'm a local buyer interested in your rental at [property address]. If managing it from a distance, tenants or repairs have become more work than they are worth, I can buy it with the tenants in place, as-is, on your timeline.
No showings, no repairs, no commissions.
Behind on property taxes
Dear [first name],
The county records show unpaid property tax on [property address]. If the tax bill has become a burden, you have options, and selling before penalties grow is one of them.
I buy houses as-is and can pay off the back taxes at closing, so you walk away with cash instead of a growing bill.

Questions
How do I find landlords who want to sell?
Look for long ownership, an out-of-state address, repeat evictions and code cases. LeadCounty's tired landlord list combines those signs.
Which calculators help me buy a rental?
Cap rate, rental cash flow, DSCR and BRRRR.
How do I know the score works in my county?
Open the proof page. For each tested county it shows how often the top-scored tenth of properties really sold in the next 12 months against the county average. We turn the clock back a year, score every property using only the older records, and count who sold. Every county's result is published.
Is a high score a sure sale?
No. A score is a probability. Most properties scored 10 do not sell within a year; they sell several times more often than average, so your letters and calls reach better odds.
