For tax-lien and tax-deed buyers

Tax-lien and tax-deed leads from county records

Tax-lien buyers want a small unpaid debt on a valuable, lived-in house that is likely to be repaid; tax-deed buyers want a large, old debt on a house worth far more. LeadCounty shows both from county tax records with the tax owed, the years behind, the payment history and a score with its reasons, in the counties where liens or deeds are sold.

A lien that survives the sale can eat the whole deal.

Small tax debt on a valuable home. Or a large old debt on a house worth far more.

Tax lien and Tax deed scores, tax history by year, payment history and the county's own sales. Works only where liens or deeds are sold; the county page says which. At most 10 investors per county. Seats are shown on each county page.

In the median county we tested, the top-scored 10% sold 2.4 times as often as average. Every county's result is published.

How to read the score
  • A score is a probability. Most 10s do not sell within a year, but they sell several times more often than the rest.
  • “Sold” means a deed with a real price in the next 12 months. It does not mean sold to you.
  • We publish every county with enough sales for a fair test.

Questions

Does every county sell tax liens or tax deeds?

No. Rules differ by state and county. The county page and the state page say whether liens or deeds are sold there, and the redemption period.

Does LeadCounty tell me what the house is worth at the sale?

It shows the county's value and the county's own recent sales. You still do the numbers and check title before you bid.

How do I know the score works in my county?

Open the proof page. For each tested county it shows how often the top-scored tenth of properties really sold in the next 12 months against the county average. We turn the clock back a year, score every property using only the older records, and count who sold. Every county's result is published.

Is a high score a sure sale?

No. A score is a probability. Most properties scored 10 do not sell within a year; they sell several times more often than average, so your letters and calls reach better odds.
