For land and mail-first buyers

Motivated seller leads for land and mail-first buyers

Land and mail-first buyers write to owners instead of calling them. The owner's mailing address comes from the county tax roll, the address the tax bill goes to, so a letter always has somewhere to go. LeadCounty shows vacant land, absentee, out-of-state, long-held and tax delinquent owners from county records, with a score and the reason on each.

Your letters need an address, not a phone number.

The owner's mailing address comes from the county tax roll. Mail first. No per-record bill.

Vacant parcels, absentee and out-of-state owners, long-held land and tax delinquent parcels, with the mailing address the tax bill goes to. Stack two signals, sort by score, mail the top: letters go to the address the tax bill goes to. At most 10 investors per county. Seats are shown on each county page.

In the median county we tested, the top-scored 10% sold 2.4 times as often as average. Every county's result is published.

How to read the score
  • A score is a probability. Most 10s do not sell within a year, but they sell several times more often than the rest.
  • “Sold” means a deed with a real price in the next 12 months. It does not mean sold to you.
  • We publish every county with enough sales for a fair test.

Questions

Can I find owners' phone numbers?

No. Skip-trace any file you like and import it; mail goes to the tax address.

Does every county have a vacant-land list?

No. The county page shows the lists it carries, and the coverage page shows which counties have which signals.

How do I know the score works in my county?

Open the proof page. For each tested county it shows how often the top-scored tenth of properties really sold in the next 12 months against the county average. We turn the clock back a year, score every property using only the older records, and count who sold. Every county's result is published.

Is a high score a sure sale?

No. A score is a probability. Most properties scored 10 do not sell within a year; they sell several times more often than average, so your letters and calls reach better odds.
