How to use the DSCR calculator

  1. DSCR lenders qualify the property, not your income: rent ÷ PITIA (principal, interest, taxes, insurance, HOA).
  2. 1.25 or more usually gets the best rate and leverage; 1.00–1.19 may still work with a higher rate; below 1.00 most programs decline.
  3. DSCR is not cash flow: it ignores vacancy, repairs and management. The real cash flow line includes them.

The formula

DSCR = monthly rent ÷ monthly payment (principal, interest, tax, insurance, HOA). Lenders often ask for 1.0 to 1.25 or more.

Worked example

With monthly rent of $2,200, property tax of $3,600, insurance of $1,500, HOA of $0 and loan amount of $240,000, the dscr is 1.07. Rent covers the payment but is below 1.25: expect a higher rate or a smaller loan (about $195,697).

Common mistakes

  • Using rent without tax, insurance and HOA in the payment.
  • Assuming one lender's ratio is every lender's ratio.
  • Forgetting that a low-DSCR loan usually costs more in interest.

Questions

What DSCR do I need?

Most lenders want 1.20–1.25 for standard pricing. Some go down to 1.00 or lower with a higher rate.

Does interest-only help DSCR?

Yes, the payment is lower so the ratio is higher, but you pay no principal during that period.

What DSCR do lenders want?

Many DSCR lenders ask for 1.0 to 1.25 or more, and a higher ratio can get a lower rate. Each lender sets its own minimum.

Does DSCR use my personal income?

A DSCR loan is approved on the property's rent against its payment, not on your income. Lenders still look at credit and cash reserves.
