How we collect and check county records →About Lorain County's records
Everything comes from the Auditor's nightly full database download: owner, mailing address (where the tax bill goes, or the owner's own address when a bank pays from escrow), market and assessed values, this year's tax, what is still owed and the unpaid tax from earlier years, plus the county's foreclosure, sheriff-sale, bankruptcy and land-contract flags. "Delinquent" = unpaid tax from earlier years or on the Auditor's delinquent list. Transfers since October 1998 with the deed type (GW warranty, SU survivorship, QC quit claim, SH sheriff, AF affidavit, CT certificate of transfer, FD fiduciary); about one parcel in five has not changed hands since then, so it has no transfer date. No city code-enforcement records are published for Lorain, Elyria or the other cities.

How unpaid tax and foreclosure work in Ohio
Unpaid tax is certified delinquent after about a year; the county treasurer then forecloses through the court or the Board of Revision, and sheriff sales are held online. Some counties also sell tax lien certificates. The owner can pay the full amount until the court confirms the sheriff sale.
Mortgage foreclosures: judicial. Mortgage foreclosures go through the court of common pleas and end with an online sheriff sale.
