What is proof of funds (POF)?
A bank or lender letter, or a recent account statement, showing you can pay for a purchase. Sellers, wholesalers and title companies ask for it before they take a buyer seriously.
Why it matters to an investor
Sellers and title companies do not know you. A proof of funds letter shows you can really close, which makes a wholesaler or a seller on the other side take your offer seriously.
How investors use it
- Ask your bank or lender for a letter for the amount you plan to spend.
- Show only what is needed. Do not send full statements to strangers.
- Wholesalers often ask their buyers for it before sharing a deal.
Questions
Is proof of funds the same as pre-approval?
No. A pre-approval is a lender's opinion on a loan. Proof of funds shows cash you hold or a credit line you can use.
Does a wholesaler need it?
A wholesaler buys nothing, but cash buyers will be asked for it by the wholesaler.
