What is assignment of contract?

A wholesaler signs a purchase contract with the seller, then sells (assigns) that contract to a cash buyer for a fee.

Why it matters to an investor

An assignment is how a wholesaler gets paid: the buyer takes over the purchase contract and the wholesaler keeps the fee.

How investors use it

  • Make sure the contract allows assignment.
  • Tell the seller if your state requires it.
  • Compare it with a double close in the calculator.

Questions

What is an assignment fee?

The amount the wholesaler earns for selling the contract. It shows on the closing statement.

Assignment or double close?

Assignment is simpler and cheaper; a double close keeps the fee private. See the calculator.
