What is disposition (dispo)?
The selling side of wholesaling: finding a buyer for the contract you signed with the seller. Wholesalers call it dispo and keep a buyers list for it.
Why it matters to an investor
A signed contract is worth nothing until someone takes it over. Disposition is that step, and it decides whether a wholesaler gets paid or has to walk away.
How investors use it
- Build a buyers list before you sign your first contract.
- Send buyers the address, price, photos and your numbers.
- Use an inspection period in your contract so you have time to find a buyer.
Questions
Where do wholesalers find buyers?
Investor clubs (REIAs), online groups, and recent cash buyers in county deed records.
What if I cannot find a buyer?
Then your inspection period is your way out. Read your contract and ask a local attorney.
