New landlord purchase: what it means.
A house, condo or small rental building bought in the last 90 days by an owner who does not live there. A new landlord is setting up: insurance, a property manager, repairs, a loan and tenants all come in the first months. LeadCounty counts it in every county that has the records and refreshes the counts weekly.

Why it matters
A new landlord is setting up: insurance, a property manager, repairs, a loan and tenants all come in the first months. Some also decide quickly to resell, which is when an investor can step in.
Where it shows up in public records
The recorded deed gives the sale date, price and buyer. The buyer's mailing address on the county tax roll is a different address from the property, which is how a landlord is told apart from a family that moved in.
How to use it
- Property managers, insurers and repair companies: write in the first month, before the owner picks someone.
- Investors: stack with out-of-state owner to find buyers who may sell a house they have never seen.
- Check the portfolio count: a buyer with several houses is a larger account.
