Why it matters

Property tax is based on the county's value. A home valued too high pays too much tax every year, and the owner can ask for a lower value. Agents and appeal consultants help owners do this.

Where it shows up in public records

The county's market value for the home, compared with recent arm's-length sales of similar homes, and with the county's own average value for the neighbourhood. A home appears only when both tests agree.

How to use it

  • Agents: it is a helpful reason to call a homeowner, with a real number.
  • Mention the filing window: a late appeal usually has to wait a year.
  • Use the one-page appeal letter in the app; the owner files the appeal.

Questions about over-assessed home

Is this legal advice?

No. It is a factual comparison of public values and sales. The owner decides whether to appeal and files it.

Which counties have it?

Counties with enough recent sales to compare. The table above lists them.

What does it not tell me?

It cannot see repairs, damage or a recent remodel, which change what a home is worth. The owner knows those.
