What is assignment fee?

The money a wholesaler earns for selling a purchase contract to a buyer: the buyer's price minus the price the seller agreed to. It is shown on the closing statement.

Why it matters to an investor

The assignment fee is the wholesaler's pay. It is the gap between what the seller agreed to and what the buyer pays, so every cost in the deal comes out of it.

How investors use it

  • Compare an assignment with a double close in the calculator.
  • Remember mail, skip tracing and your time are costs too.
  • Check your state's rules on telling the seller you plan to assign.

Questions

How big is a typical assignment fee?

It varies a lot by market and deal. Figures on blogs come from people selling courses and tools, so treat them as marketing.

Do I have to tell the seller?

In some states you must. See the rules page and ask a local attorney.
