What is tax delinquent?

A property with property tax past due. One of the strongest and most-used motivated-seller signals.

Why it matters to an investor

Unpaid property tax is a dated, money-based signal. Every year unpaid brings the owner closer to a tax sale or tax foreclosure, which creates a deadline.

How investors use it

  • Sort by years behind and amount owed.
  • Stack with absentee owner or long ownership.
  • Open with help: many owners do not know how close a tax sale is.

A real example

Right now Franklin County, OH has 41,508 tax-delinquent properties in its county records (refreshed weekly). See the Franklin County list →
