Maricopa County has more than 1.7 million parcels across Phoenix, Mesa, Chandler, Glendale, Scottsdale, Gilbert and the rest of the Valley. It is one of the fastest-moving investor markets in the country, and people search constantly for the Maricopa County tax delinquent list, the tax lien sale, foreclosure lists and sheriff or trustee sales. Here is how each works.

01Is there a Maricopa County tax delinquent list?
Yes. Property tax in Arizona is paid in two halves. The first half is due October 1 and becomes delinquent after November 1; the second half is due March 1 and becomes delinquent after May 1. Delinquent owners are notified, and the list of delinquent parcels is published before the annual tax lien sale. LeadCounty keeps the delinquent parcels as a weekly list with the owner, mailing address and other signals.
02How the Maricopa County tax lien sale works
Arizona is a tax lien state. The sale is held in February, and bidders compete on the interest rate they will accept, starting at 16% and going down. The winner receives a certificate of purchase, not the property. Unsold certificates go to the state.
03The three-year redemption period
The owner has at least three years after the sale to redeem by paying the tax plus interest. Only after that can the certificate holder start a judicial foreclosure. That long window is why many delinquent Maricopa owners are still reachable, and why an early, fair offer can help an owner who cannot catch up.
04Maricopa County foreclosure list and trustee sales
Most Arizona home loans use a deed of trust, so most foreclosures are non-judicial trustee sales. A notice of trustee sale is recorded and mailed about 90 days before the sale. Those recorded notices are the earliest public foreclosure list in Maricopa County. People who search for a "Maricopa County sheriff sale list" are often looking for these trustee sales or for court-ordered sales after a judgment.
05Maricopa County probate records and inherited houses
Estates go through the probate court of the superior court, and probate cases are public. The property records later show an estate, a personal representative or new owners who inherited the house. Many Valley homes are owned by retirees whose heirs live in other states.
06Out-of-state and absentee owners
Maricopa has a very large share of out-of-state owners, winter visitors and investors. An out-of-state owner with unpaid tax or a long-held, vacant-looking house is a classic motivated-seller combination. LeadCounty flags owners whose mailing state is not Arizona.
07Maricopa County property records search by owner or address
Property records can be searched by owner, address or parcel number: ownership, values, sales, characteristics and tax status. LeadCounty joins the assessor, tax, deed and court information by parcel and scores each owner's likelihood to sell.
08How investors use these lists
