How to use the seller financing calculator

  1. The seller acts as the bank: you pay a down payment and then monthly payments to the seller.
  2. Payments are usually figured over 30 years, but the note often ends early with a balloon: the rest is due in one payment.
  3. The schedule shows how much of each year goes to interest and how much reduces the balance.

The formula

Payment = standard loan payment on the amount financed at the agreed rate over the amortization; the balloon = the balance left at the due date.

Worked example

With price of $250,000, down payment of 10%, interest rate of 6%, amortized over of 30 yrs and balloon after of 5 yrs, the monthly payment is $1,349. Plan the refinance or sale before year 5: $209,372 is still owed then.

Common mistakes

  • Forgetting the balloon payment due date.
  • Setting a rate higher than the state's usury or Dodd-Frank limits allow; ask an attorney.
  • Not checking the buyer's ability to refinance at the balloon.

Questions

What is a balloon payment?

A lump sum due at the end of a short term. Monthly payments are calculated as if the loan lasted longer, then the balance left is due at once.

Who offers seller financing?

Owners with a paid-off house who want monthly income, a better price or a tax spread, often long-time owners and tired landlords.

Do state laws limit seller financing?

Yes, rules on interest rates and consumer protections can apply. Have an attorney draft the note and check your state.
