How to build a cash buyers list from deed records
A cash buyers list is investors who buy houses without a mortgage. Build it from recent county deeds: look for buyers that are LLCs or repeat buyers, with several purchases in the last year and no recorded mortgage. In the counties we cover, 4.1% of properties sold in the last 12 months.
Where the signal is
- Buyer names with several purchases in a year.
- LLC or company buyers.
- Purchases with no recorded mortgage at the same time.
- Consistent price range and neighborhoods.
Build the list
- Pull recent sales for the county from the recorder or the assessor.
- Group by buyer name and count purchases.
- Keep buyers with three or more purchases.
- Find the buyer's mailing address in the county file.
- Add contacts through your own conversations. Do not buy a scraped list.
Use it
Send a deal sheet to the buyers whose price range and area fit. Keep the list clean and honor opt-outs.
Limits
Texas and some other states do not publish sale prices. Cash buyers are hard to prove without mortgage data.
