What is list stacking?

Combining several seller lists (for example tax delinquent + absentee owner + high equity) to find owners with more than one reason to sell.

Why it matters to an investor

A single list is long and weak. An owner who appears on two or three lists has more than one reason to sell, so a stack is shorter and better.

How investors use it

  • Pick one money signal (tax delinquent) and one situation signal (absentee, inherited, long ownership).
  • Check the count: a good stack is small enough to write to every owner.
  • Rank stacked owners by score.

Questions

What are good stacks?

Tax delinquent + absentee owner + owned 15+ years; inheritance deed + out-of-state owner; open code violation + absentee owner.

How many lists should I stack?

Two or three. More than that often leaves too few owners.
