How to find tired landlords who may want to sell
A tired landlord is an owner who rents out a property, lives elsewhere and has held it a long time. County records show this: a mailing address different from the property, ownership of 10 or more years, and sometimes eviction or code cases. About 23.6% of properties we track have been owned 15 years or more.
The signals
- Absentee owner: the mailing address is not the property.
- Long ownership: 10 or 15 years or more, so the landlord has equity and may be tired.
- Eviction filings in the last year, where courts publish them.
- Open code cases or repeat complaints.
- Portfolio owner: five or more properties under one name.
A starting stack
Absentee owner + owned 10 or more years + at least one more signal such as an eviction or code case. Most counties have only part of these signals, so the exact stack depends on what the county publishes.
Talking to a landlord
- Lead with the benefit: no repairs, no tenants to manage, a fast close.
- Ask about tenants and lease terms early, since a sale with a tenant is different.
- Follow the rules for contacting tenants and landlords in your state.

Questions
What is a tired landlord?
An owner who is worn out by managing a rental, often because of distance, repairs or tenants.
How do I find landlords who own several properties?
Look at owners with five or more parcels in the same county. LeadCounty has a portfolio owner list.
Can I see evictions in county records?
Where the court publishes them. Our data shows the landlord and property, not the tenant.
Will tired landlords sell below market?
Some will, for convenience. Others want market price. The number must work for you.
