The best lead sources for real estate wholesalers
The best wholesaling lead sources are county records that show a reason to sell: unpaid property tax, inheritance deeds, foreclosure filings, code violations and vacant houses. Public records are dated, checkable and not shared with every investor. In the counties we cover, 3.0% of properties are tax delinquent.
Ranked by what the signal tells you
- Tax delinquent: a money problem with an amount and a date. Found at the county treasurer. About 3.0% of properties in our data.
- Inheritance deed: heirs who may not want the house. Found at the recorder. 21,188 in the last 12 months in the counties that publish them.
- Pre-foreclosure and sheriff sale: owners with a deadline. Found in court and sheriff records. 74,420 properties in foreclosure in the 86 counties that publish it.
- Open code violation: the city has ordered repairs. 251,267 properties in 30 counties that publish them.
- Vacant property: empty houses cost the owner money every month.
- Absentee and tired landlords: owners who manage from far away. About 25.3% of properties are absentee-owned.
Other sources and their limits
- Driving for dollars: you see the house, not the reason. Slow and crowded.
- Expired listings and for-sale-by-owner: need MLS access or constant checking, and owners often want market price.
- Bought lists from national vendors: broad, but often late and shared with many buyers.
- Networking and referrals: the best leads but slow to build.
Stack, then write
Pick one county. Pull the strongest single list, then keep only owners who also sit on a second list. Run the numbers on each lead with a maximum-offer calculator before you write. Repeat weekly, so you see new owners first.
Check your state first
Some states regulate how you market a property you only have under contract. Our wholesaling guide lists the states with licensing or disclosure rules.

Questions
What is the best lead source for wholesaling?
Most wholesalers start with tax delinquent properties because the signal is money and has a date, then stack it with absentee or long ownership.
Are county records better than a purchased list?
They are the original source, so they are fresher and you know where they came from. A purchased list saves matching work. Many investors use both.
How many leads do I need?
Start with a few hundred well-chosen owners and measure replies per hundred letters, then adjust the list.
Do wholesalers need a license?
It depends on the state and what you do. Ask a local attorney.
