Finding leads

Free ways to find motivated sellers, and what each one costs in time

You can find motivated sellers for free with driving for dollars, county tax and court websites, obituaries, code-enforcement lists, expired listings, for-sale-by-owner ads and your network. They cost no money but a lot of time. County records are the most reliable free source, and LeadCounty does that collecting and matching for you.

The free methods

  • Driving for dollars: you drive neighborhoods and note vacant or run-down houses. Free to start, slow, and every wholesaler in the area can do the same. Costs hours each week and fuel.
  • County treasurer sites: many show unpaid property tax for a single parcel and some publish the full delinquent list. Strong signal, but formats differ in every county.
  • Recorder and clerk searches: deeds, lis pendens and foreclosure filings. Accurate but you search name by name or date by date.
  • Probate and court indexes: free in many states, painful to scan weekly and to match to a house.
  • Obituaries: show a death, not a house. You still have to find the property and the heirs.
  • City code-enforcement and vacant-building lists: some cities publish open cases as downloads.
  • Expired and withdrawn listings: need MLS access, which usually means being an agent.
  • For-sale-by-owner ads: owners already want to sell, but many have unrealistic prices.
  • Networking: agents, attorneys, contractors, property managers. Slow to build, high trust.
  • Social groups and forums: good for learning, weak for leads.

Where free stops working

Free methods give you one signal at a time, from one office at a time. The real value is in matching: the same owner appears as tax delinquent, lives out of state and has owned the house for 20 years. Doing that by hand across a county takes days and goes stale within weeks.

The free route said plainly

Many counties publish their delinquent tax or sheriff sale lists for free, and you can use them. LeadCounty's value is not owning those facts. It is collecting every office every week, matching the records to the right parcel, scoring each property with reasons and letting you filter and stack. If you only need one list in one county, the county office may be enough.

Questions

What is the best free way to find motivated sellers?

County records. They are public, they carry a date, and they show real money or legal signals such as unpaid tax, a death-related deed or a foreclosure filing.

Is driving for dollars worth it?

It finds houses that look neglected, but not why the owner might sell. Pair it with the county record to see who owns the house and whether tax is unpaid.

How much time does it take to build a list by hand?

It depends on the county and on how many offices you check. The point of a data tool is to remove that weekly work.
