What is after-repair value (ARV)?

What a house should sell for once it is fixed up, estimated from recent sales of similar, updated homes nearby.

Why it matters to an investor

ARV sets the ceiling for every flip and wholesale offer. If the ARV is too high, every number after it is wrong.

How investors use it

  • Pick 3 to 5 sales of similar houses that closed in the last 3 to 6 months nearby.
  • Use sales in the condition you plan to leave the house in.
  • Feed the ARV into the maximum allowable offer.

Questions

How do I find the ARV?

From recent comparable sales. The ARV calculator walks through the steps.

Is ARV the same as the appraised value?

Not exactly. An appraisal values the house as it is; ARV is an estimate of its value after repairs.
